Finding Your Dream Home on the Delaware Coast

What do you like to do? Coastal Delaware has something for everyone: days at the beach, walking, bicycling our many trails, paddling, shopping, dining out, golfing, visiting historical sites, book clubs, discussion groups…there is something for everyone. Spending time at the beach as a child led to relocating here as an adult. I think I always knew that someday I would live here full time. A simple walk on the beach somehow sooths the soul!

As my desire for a relaxed coastal lifestyle became more than a dream, I noticed the many billboards on Route 1 advertising both new and existing communities with so much to offer. How do you choose from so many options? My search began and I am here now to share my research to help you find the right community to complement “your” beach lifestyle.


Knowing what is important to you is key. We begin with a prequalifying discussion to narrow down our search. If I have to show you 15 homes then I’m not doing my job, however if that’s what it takes, I’m with you every step of the way. Asking the right questions is important, as the choices can be overwhelming.

Some things to consider:

Do I want to live in a 55-plus community? There are many wonderful neighborhoods offering a healthy and active lifestyle. A variety of amenities cater to mature residents. Many are just a short distance from world class healthcare.

What can I afford? East of Route 1 offers lovely communities and proximity to the beach, but it can be pricey! There are many affordable options in amenity-rich communities west of Route 1 that are minutes from the beach. Amenities can range from grass cutting and no-maintenance living to playgrounds for grandchildren to swimming pools, clubhouses, and even golf course living.

What features do I want in my home? New construction offers you the opportunity to choose the features and finishes you want, ready for occupancy in a few months. These go fast. Townhome and condominium living is usually maintenance-free and can provide more affordable options. Resales allow you to choose a home in a well-established community.

How close do I want to be to healthcare? BayHealth Hospital Sussex Campus is a brand-new facility, affiliated with BayHealth in Kent. Beebe Healthcare in Lewes is a leader in community health and just received a coveted ‘A” rating from the Leapfrog Group for hospital safety. Satellite locations for both BayHealth and Beebe, as well as stand-alone walk-in clinics, even more convenient locations.
